Check the parties and the property
Establish who is selling, who is advising, which property is being offered and what documentation supports the transaction. Use the appropriate official verification services and seek legal advice where ownership or contractual terms need specialist review.
Understand project registration and escrow
DLD’s project-registration process includes an escrow-account stage. Its guidance explains that a project escrow account is opened in the project’s name for development purposes. Buyers should verify the correct payment instructions for the specific transaction.[5]
Review project status
DLD provides a Project Status Enquiry service, including through Dubai REST, to check project information and completion status. Review the relevant official record alongside developer updates.[6]
Know what your documents record
Ask which agreement and registration document applies at each stage. Review the property description, payment obligations, dates, handover terms and resale conditions. Keep signed agreements, receipts and statements accessible throughout ownership.
Regulation does not replace selection
A regulated transaction still needs a practical review of price, financing, unit quality, timing and market demand. Verification is one part of the purchase decision; it does not remove the risk of delays, costs or a weaker resale market.
How Saima supports the process
Saima helps organise the questions, coordinate document follow-up and direct specialist matters to the appropriate providers. You should understand what has happened, what remains outstanding and who is responsible for the next step.
