Buying Dubai property

Can I buy property if I am not in the UAE?

Yes. Non-resident foreigners can buy freehold property in designated Dubai areas. Completing a purchase remotely depends on the transaction and accepted signing arrangements. Ownership eligibility and remote completion are separate checks.[2]

Do I need a UAE residence visa to own a home?

Non-resident ownership is permitted in designated freehold areas. Buying property does not automatically grant a residence visa; any residency application follows its own eligibility process.[2]

Can I buy a property entirely online?

Some steps may be handled remotely, but do not assume the entire transaction can be completed without attendance. Check identity verification, signatures, banking and registration requirements before booking travel or appointing a representative.

What is the difference between off-plan and ready property?

A ready property is complete and can be inspected in its existing condition. An off-plan purchase involves future delivery and contractual payments before completion. Compare the timing, total cost, delivery assumptions and intended use.

Can I get a mortgage as a non-resident?

Options depend on the lender, applicant and property. Confirm eligibility, required documents, deposit and the lending decision with the bank. Do not rely on an assumed future mortgage to meet a handover payment.

Should I choose an apartment villa or townhouse?

Compare the actual property against your budget, lifestyle or tenant audience. Assess usable space, recurring costs, maintenance, location and resale competition. No category is automatically the strongest investment for every buyer.

What costs should I budget for beyond the price?

Allow for applicable registration and transaction fees, financing costs, service charges, maintenance and furnishing. For rentals, include management, vacancy and letting costs when estimating net income.

Property investment and Golden Visa

Can buying property qualify me for a Golden Visa?

Qualifying Dubai property ownership may support an application under DLD’s investor route. Its stated purchase-value threshold is AED 2 million for a renewable 10-year permit, subject to the service conditions and approval.[1]

Can more than one property count?

DLD’s service allows one or more properties under the applicant’s ownership, subject to its conditions. Confirm your exact structure and documents before purchasing for residency purposes.[1]

Does an off-plan booking or down payment guarantee a visa?

No. Confirm the accepted documents, property status, payment position and applicable processing route. A purchase offer or advertised percentage payment is not an approval decision.

Can my family be included?

Eligible family sponsorship is available under DLD’s stated investor service. Check the relationship documents and conditions for each person.[1]

How do I calculate rental yield?

Gross yield is annual rent divided by purchase price. A net-income assessment deducts recurring operating costs and should state whether transaction costs and financing are included. Use realistic rent and vacancy assumptions.

Are appreciation or rental returns guaranteed?

Market outcomes vary. Assess the evidence and assumptions behind a projection. Any contractual guarantee needs review of its precise terms, duration, payer and exclusions.

How should I assess tax and overseas reporting?

Your tax and reporting position depends on your circumstances, ownership structure and relevant jurisdictions. Seek qualified advice before assuming an investment is tax-free in every country.

Can I resell an off-plan property before handover?

Check the project’s contract, payment milestones, developer conditions and applicable transfer requirements. A willing buyer and a permitted resale cannot be assumed in advance.
