What this example demonstrates
Capital growth and rental cash flow are separate contributions to an ownership outcome. Adding estimated gross rent to a property valuation does not produce realised net sale proceeds. The AED 1.45 million rental total is an estimate in the presentation, not a rent ledger verified for this page.
Rental and service charge context
Using the presentation’s AED 100,000 annual-rent input, gross yield on AED 2.55 million is approximately 3.92%. Its AED 18–20 per sq ft service-charge input implies AED 21,420–23,800 yearly for 1,190 sq ft, before other expenses. These are historical source inputs, not current rental or service-charge quotations.

Interpretation notes
The original presentation mixes annual-rent labels and some totals are difficult to read. The case-study summary uses the clear AED 914,000, AED 2.55 million and AED 1.45 million inputs. Constant-rate AUD translations are not evidence of a separate currency gain. The presentation material is historical, not a current offer.
