DAMAC Lagoons: A Townhouse Comparison

Explore a historical DAMAC Lagoons four-bedroom townhouse illustration with averaged entry and later-value inputs, recalculated growth and currency notes.

Sample: 4-bedroom townhouse | DAMAC Lagoons. The presentation compares 2021–2022 launch-period price inputs with a 2026 value range. It does not provide a matched unit sale record.

The figures
Earlier price rangeAED 1.65–1.75 million
Earlier range midpoint usedAED 1,700,000
Later source range, 2026AED 2.80–3.30 million
Later range midpoint usedAED 3,050,000
Difference between midpointsAED 1,350,000
Increase on earlier midpoint79.41%
Value multiple1.79 times the earlier midpoint
Gross rent included in this calculationNone

A range comparison needs careful wording

These are averages of two source ranges. They illustrate the price movement described in the presentation, rather than establishing the gain realised on a specific townhouse. Condition, plot, cluster, payment status and transaction timing can change the outcome.

Correcting the AUD interpretation

At the same illustrative rate of AUD 0.388 per AED, AED 1.7 million becomes AUD 659,600 and AED 3.05 million becomes AUD 1,183,400. The increase is AUD 523,800, also 79.41%. It is below a doubling, and the constant rate contributes no separate currency gain.

Use completion information at unit level

The presentation says “just handed over” in 2026. That description is not adopted as a current status for the whole community. Check the actual unit and cluster before making handover, rental-readiness or availability statements.

DAMAC Lagoons: growth with clear assumptions

Bar chart: 2021–22 average input AED 1.700 million and 2026 average input AED 3.050 million
Historical source inputs, not a current valuation.

Correction to the original slide

The presentation wording “more than doubled” is inconsistent with 79.4% growth. A doubling requires 100% growth. The constant AED/AUD rate in both columns shows property-price movement only, not an added foreign-exchange gain. No rental income or net investment return has been established.
