Connect a property purchase with your residency goals
If you are searching for Dubai Golden Visa property, UAE residency through property investment or a home that may support a longer-term relocation plan, assess the investment and residency requirements together. Saima helps you organise that discussion before selecting a property.
AED 2 million property threshold
Dubai Land Department’s investor service describes a renewable 10-year residence permit for qualifying ownership with a purchase value of at least AED 2 million. One or more properties may count under its stated conditions.[1]
Ownership, mortgage and documentation
The service lists title documentation. For mortgaged property, DLD states that bank evidence of AED 2 million paid is required, together with the applicable bank letter. The applicant must be inside the UAE for this service.[1]
Off-plan property and Golden Visa planning
Check the exact application route, accepted registration document and payment requirements before relying on an off-plan booking for residency. A marketing offer, a reservation payment or a particular down-payment percentage should not be treated as an approval.
Family residency and personal eligibility
DLD’s investor service provides for eligible family sponsorship. Relationship documents and other requirements depend on the application. Residency is decided by the authorities.[1]
Select a sound property first
Your budget still needs to accommodate acquisition costs, ongoing charges and the complete payment schedule. Compare an apartment, villa or townhouse for its own investment and lifestyle suitability while the residency position is checked.
Rules checked 2 November 2026 against the DLD service page. Reconfirm with the processing authority before committing to a residency-dependent purchase.
