Currency, Capital Growth and Rental Income

Understand how property price movement, rent, costs and home-currency exchange rates affect a Dubai investment. Review the assumptions behind return figures.

Keep three sources of change separate

An overseas investor’s result can reflect property price movement, rental cash flow and changes between the dirham and the investor’s home currency. Each should be recorded separately so the source of a gain or loss is clear.

The dirham and US dollar

The Central Bank maintains the dirham’s peg to the US dollar. Its published exchange-rate table lists USD 1 at AED 3.6725. A USD peg does not fix the dirham’s value against AUD, GBP, PKR, CAD or other currencies.[4]

Use exchange rates from the actual dates

Convert each purchase payment, rent receipt and sale proceed using the relevant transaction-date rate and fees. Applying one conversion rate to every year is a presentation simplification, not evidence of a historical currency gain.

Value, profit and total cash received

A property valuation is not completed sale proceeds. Gross rent is not net income. Deduct acquisition, finance, service, maintenance, vacancy, management and disposal costs as applicable. Avoid counting the same capital amount twice when combining rent and value growth.

What the earlier presentation contributes

The Dubai Wealth Blueprint uses long-term property and currency examples to explain wealth-building. This website retains the analytical method while omitting the individual project details, historical price claims and currency tables that need separate dated verification.
