Arabian Ranches: Long-Term Ownership

Review a historical Arabian Ranches townhouse illustration covering long-term value change, estimated rental income and the distinction between value and net profit.

Sample: Al Reem 3, Arabian Ranches 1 | 3-bedroom townhouse | Emaar. Saima’s presentation slide uses a 2004 purchase input, an approximate 2007 handover and a 2026 valuation illustration.

The figures
Purchase input, 2004AED 1,200,000
Illustrated value, 2026AED 4,800,000
Gross capital increaseAED 3,600,000
Capital appreciation300%
Value multiple4.00 times the original price
Estimated gross rent, approximately 2007–2026AED 2,500,000
Illustrated value plus estimated gross rentAED 7,300,000
Above original price, before all costsAED 6,100,000

A long holding period changes the comparison

This source example spans approximately 22 years from the initial price date. It should not be compared directly with a four- or five-year example without accounting for time, cash flows, maintenance and market cycles.

What the rental estimate leaves out

The presentation describes AED 2.5 million of estimated gross rent over approximately 19 years. Vacancy, service charges, maintenance, letting, management and financing are not deducted here. The illustration is not a verified account of rent received by a named owner.

Saima’s selection perspective

When using an established community as a benchmark, inspect the actual home, plot, renovation status and position. Community maturity can support a comparison, while the entry price and individual property still need evidence.

Interpretation notes

A four-times property value corresponds to a 300% increase over original price. AED 7.3 million combines the illustrated asset value with estimated gross rent; it is not net profit. The AED 6.1 million figure subtracts the initial price but still excludes all other costs. Historical AUD amounts use the slide’s simplified conversion basis.
